Below is a brief description of recent programs AHCI has helped to fund and bring
to fruition. The variety of transactions we have successfully financed include:
- Provided financing to housing authorities
- in connection with the refinancing of tax exempt bond issues,
- structured and arranged for the sale of historic and low income tax
credits to a corporate investor
- Provided financing in connection with a Hope VI project, which involved
construction of infrastructure, preservation of existing housing, construction
of new housing and numerous community facilities:
- assisted in arranging debt financing
- structured grants and loans
- arranged for placement of historical and low income tax credits through
the sale of partnership interests
- Acted as advisor to not-for-profit general partners for a 60-unit elderly,
assisted living development:
- m Assisted in arranging debt financing,
- m structured grants and loans,
- m arranged for placement of tax credits through the sale of partnership
interests to a corporate investor;
- Structured a 100-unit SRO development:
- created debt and partnership structure;
- Structured development of a 100% low-income senior project without any permanent
debt:
- m arranged sale of §42 tax credit and inclusionary zoning development
rights in metropolitan area;
- Acted as advisor to financial institution:
- arranged sale of an $85 million housing portfolio to institutional purchaser.
Description of Housing Initiatives
"Housing Initiatives is an affiliate of AHCI created in 2003 to develop as a
joint venture partner with nonprofits affordable housing under §42 and various other
state and federal programs. The aim of Housing Initiatives is to develop such housing
as a partner with nonprofits which lack expertise or experience in developing affordable
housing, which is a necessary and significant addition to enable them to better
provide their services to their target group. Present projects include areas as
diverse as HIV positive mothers, former prison offenders, young adults, mentally
impaired, elderly, single parent families, homeless, etc. This will enable such
nonprofits to provide housing in conjunction with supportive services to their clients
and help them to fulfill their own policy agenda."
